Accommodation and villas on Airbnb, UniOlbia study on prices in Sardinia

The Gallura in 2023 proves to be an excellence in the field STR (Short-term rental). This is demonstrated for the first time by the study we carried out as Communication and the UniOlbia Study Centre, which collected data from the main centres of interest in Sardinia, Italy and France (specifically the French Riviera) through the help of AirDNA.

AirDNA is a platform that provides comprehensive insights into the performance of more than 10 million rental properties for holidays in over 120,000 global markets by collecting data primarily from Airbnb and VRBO.

UniOlbia has compiled rankings based on the data collected and has analyzed and compared the market trends of the holiday rental sector in 2023 compared to 2022, providing a broad and detailed view of the average revenues of the various structures on the territory.

If on the one hand this makes us understand that the holiday rental market is substantial in terms of turnover for the island, on the other UniOlbia wants to sensitize the community about the difficulty, on the part of students, of finding accommodation in the Gallura city.

On the basis of this, the UniOlbia Consortium, thanks to CIPNES Gallura has made available accommodation in the Geovillage that will become, in effect, the University Campus of the city of Olbia.

In addition, the Mayor of Olbia, Settimo Nizzi, announced that in addition to the Geovillage there will be a student residence located in the historic center of the city that will accommodate students.

Olbia in sixth place in the Top 10 of the North-East markets of Sardinia.

Based on an average of annual revenues in 2023 for short rentals, Olbia ranks sixth in our ranking with a revenue of 37.4 thousand euros (-24% compared to 2022).

In first place we find Arzachena (which also encompasses the entire market of the Costa Smeralda) with a revenue of 59 thousand euros only in 2023 ( -17% compared to 2022).

Then we find San Teodoro with an average of revenues of 49.5 thousand euros (+7% compared to 2022). In third place with a revenue of 42.4 thousand euros there is Aglientu (-6% compared to 2022) and to follow we have Palau with 40.3 thousand euros of revenues (+15% compared to 2022).

In fifth position we have an equal merit between Figari (Golfo Aranci) and Loiri (Porto San Paolo) with a revenue of 37.4 thousand euros in 2023, the difference between the two is in revenue compared to that recorded in 2022 ( -18% for Figari/ Golfo Aranci and -36% for Loiri/ Porto San Paolo).

Immediately after Olbia (which also includes the Porto Rotondo market) which, as we anticipated, is in sixth place in the ranking we find Trinità d'Agultu (which also includes Vignola) in seventh place with a revenue of 33.9 thousand euros in 2023 (-17% compared to 2022).

Budoni is in eighth place with 30.3 thousand euros in revenues (+4% compared to 2022). In ninth place is Santa Teresa with a revenue of 29.7 thousand euros in 2023 (-10% compared to 2022). And finally at the last place of this "Top 10" we find La Maddalena that in 2023 recorded an average of revenues of 26.7 thousand euros (-19% compared to 2022).

The 5 structures with the highest revenue in the North-East of Sardinia

UniOlbia thought to enter even deeper into this study and we made a ranking of the top five Gallura structures for revenues in 2023.

According to AirDNA the structure that received the most revenue is located in Palau with 422.5 thousand euros and strangely, given the previous ranking that saw it at the first position, Arzachena (always remembering that it also includes the whole market of the Costa Smeralda) immediately after with a structure that has received a revenue equal to 415 thousand euros.

In third and fourth place we find respectively a structure of San Teodoro with a revenue of 395.5 thousand euros and a structure of Loiri (Porto San Paolo) with a revenue of 337.6 thousand euros.

In fifth place we find instead a structure of Olbia (Porto Rotondo) that, in 2023, has obtained a revenue equal to 324.2 thousand euros.

The Top 5 Markets in Sardinia

After focusing on the Gallura markets, we also wanted to include the annual revenues of the main tourist centers of Sardinia.

According to an analysis of the data reported by AirDNA collected by UniOlbia we can draw up a small ranking of the average annual revenues of some tourist centers in Sardinia in 2023.

In first place we find Pula with a revenue of 36.3 thousand euros (-24% compared to 2022), to follow we find a parimerito of 35.6 thousand euros of average revenue in 2023 between Stintino (+9% compared to 2022) and the Costa Rei ( -21% compared to 2022).

For the third place we must move towards the North-West of the island, in fact we are in Alghero that in 2023 recorded an average revenue of 28.7 thousand euros (+1% compared to 2022).

For the fourth place it is necessary to return to the south of Sardinia, to be precise in Quartu, which recorded an average annual revenue of 28.2 thousand euros in 2023 (-11% compared to 2022).

And in fifth place we find Orosei with 26.1 thousand euros (-4% compared to 2022).

A structure of Cagliari has recorded the highest revenue in 2023

A market that was not mentioned in the previous ranking is precisely that of Cagliari which, despite this, has a structure that in 2023 recorded a revenue equal to 566.6 thousand euros (higher than the structure of Palau with 422.5 thousand euros).

In second place we find Quartu with a revenue of 275.7 thousand euros and to follow Villasimius with 263.8 thousand euros.

In fourth position we Alghero with a revenue of 229 thousand euros and the fifth, and last, place of this ranking made by UniOlbia there is Pula with a revenue of 208.8 thousand euros in 2023.

Top 5 Airbnb markets in Italy

The study of UniOlbia does not want to analyze exclusively the market of Sardinia but wants to broaden its horizons by proposing a vision of the market trends of the great Italian tourist centers.

In first place we find Capri with an average revenue of 98.8 thousand euros in 2023 ( -31% compared to 2022). At the second position we have Portofino with an annual revenue of 87.3 thousand euros (-43% compared to 2022) and to follow Forte dei Marmi with its 77.2 thousand euros of revenues (+10% compared to 2022).

In fourth place we can find Venice with a revenue of 54.6 thousand euros (+2% compared to 2022) and in fifth place the capital Rome with an average revenue of 52.6 thousand euros (+15% compared to 2022).

The facility that recorded the highest revenue in 2023 is located in Rome

Yes, the capital proves to be one of the most visited cities in the world and many are willing to stay for a few days in Rome through an Airbnb, in particular in a structure that in 2023 recorded a revenue of 982.1 thousand euros.

To follow we have Forte dei Marmi with a structure that has reached a revenue of 930.8 thousand euros.

In third place we have Florence with a structure from 631.5 thousand euros of revenues and in fourth place a structure situated in Venice with a revenue from 479.5 thousand euros.

At the last place of this "Top 5" we have an Airbnb of Milan that, in 2023, recorded a revenue of 409 thousand euros.

The Airbnb in the French Riviera

The French Riviera is undoubtedly a tourist center of great interest for France and is quite similar, in various espects, to the Costa Smeralda.

UniOlbia has therefore decided to include in its study also three large centers of affluence of this portion of the Mediterranean coast.

In first place we find Saint-Tropez with an average revenue of 92.8 thousand euros in 2023 (-21% compared to 2022).

In second place we see Cannes with a revenue of 37.5 thousand euros (+7% compared to 2022) and in third, and last, position we Cap d'Antibes that in 2023 reached an average revenue of 37.3 thousand euros (+1% compared to 2022).

The 3 structures for annual revenue of the French Riviera

Surprisingly, in this case, the ranking is completely reversed despite the data that we have shown you before.

In fact, in first place we find a structure in Cannes that, in 2023, recorded a revenue of 765 thousand euros. In second place we see Cap d'Antibes with a revenue of 482.5 thousand euros and, surprisingly, in last place we have Saint-Tropez with 350.2 thousand euros of revenue.

University accomodation for students in Olbia

The Airbnb market is proving to be set to grow in the coming years as it is considered a valuable alternative to hotel accommodation.

But there is a downside that UniOlbia wants to emphasize with this study. The increase of this type of market is making it increasingly difficult to find accommodation for rent throughout the year, especially for students who decide to study in the city of Olbia.

Hence the commitment of the UniOlbia Consortium, together with CIPNES to the Municipality of Olbia and the other partners, in providing housing to the Geovillage, which will become the University Campus.
